Derek, the program sounds good but for me -I go to J Scott website for all the free stuff and it's like he his holding my hands all the way through including my rehab.

Agreed, To many inquires from lenders do affect the score

Almost every REO I see is highest and best offer by ex -date and two weeks later the property is back on the market. Offer them your best and move on. I fall for it once and I have learnt my lesson !

I did not get my $1000 earnest money back from HUD ! But am glad I did not go through with the transaction because the property was relisting for 10k below my contract price and sold for 18 k less that I offered.

Am about to list a property I'll call House Q
It's over 3000 sq and we've done a lot of work inside it. I'll really love to stage it before showing starts but I've not stage any of the houses before and i don't have the furnitures to use and can't afford to buy them right now because I use hard money for this property and working strictly on budget.

What would you suggest I do to stage it or add some personal touch

Hi BP friends,
I have a great agent that I have used to purchase most of my properties and we have built a relationship in the last one year.
Am about to list a $300+ rehab house that I purchase through her. Am wondering what are the best practice some of you have used to sell your houses fast.

Below are some of my options:

Get my agent to list it in the MLS
post it on Craiglist as FSBO
Invite several agent to come see the property and tell them I have extra incentive for the first person to bring a buyer?

My second question is that if I end up getting a buyer myself, do I still have to pay my agent that list it 3% ( because I have someone showing interest in the property already).
