Post: Investor for value-add Mobile Home Parks

Can someone point me in the direction best place to find an investor with me or JV partner in some potential value-add mobile home parks in Florida? I have one in particular picked out plus some others I am interested in but do not have the resources to move forward quite yet as my cash is tied up in a project. Thanks.

Is it legal Mya?  lol  These markets are something else.  I have been priced out of some areas as it just doesn't make sense anymore.  Some of the fixer uppers have been going even close to full market retail.  Even looking back to a year ago, some of the areas are going for 100-200k more for the same home right now.  I'm looking at branching out into Air Bnb's now.  Never thought I would say that!  lol

I have to agree with Scott, and I'm noticing many more of these popping up. A Gmail address is a dead give away but also when I see LLC in the lending name I am automatically suspicious. You can search their state's Secretary of State to see if they are a legit business. But I agree with you also that any upfront fees is an automatic red flag.

Does anyone have any experience with Bridge Loans?  Wondering if that is a viable option when 20-35% down is not an option at the moment on a fix and flip under contract.  TIA.

Hello All - In need of a private money lender for new SFH rehab project SWFL with more possible projects coming up. I have way more opportunities than $$ so I'm looking to add PML or multiples to my team. I'm actually having to turn away good possibilities which I am cringing at! I am a fix n flipper with success in both MN and FL having never lost money. I would consider a money partner but am not looking for a split 50-50 since I am doing 99% of all the work. @Dave Schmidt that's good to know.  I just bought Quickbooks so I will work on that and still look around for a spreadsheet to works for me.  Thanks for the info!

@Dan Maciejewski wow you are certainly getting quick appraisals! The hard lender I use it takes them awhile. I have been using 30 days for closing lately, larger EMD and shorter inspection period even when necessary. I have waived some inspections when I feel comfortable with some of the homes. I do send a POF letter with every offer as well which may or may not help me. Thanks for the tip of offering more EMD after the inspection. I think I will do that from now on. As for building rapport I certainly try with the agent but rarely do I see or talk to the seller these days - its all been just with the listing agent over the phone usually or the rare case I catch them in person. Great tips though and I appreciate it!

@Michael Haynes very true you don't see much of anything under 100k unless you find a rundown Jax home but I am far from that area.  I appreciate the thoughts and info!

@Nick Kamrada that is good to know although I still like to avoid questionable areas where I could potentially have issues.  I appreciate the info and yes @Zach Kolman is right.
