Wow, your advice lines up so well with thoughts I have had about getting started! The duplex idea and the FHA and USDA loans have all been running through my mind.

You've helped me clear up any doubts in my head, I think this is the direction I will begin planning for!

Hello again everyone! 

My predicament: I have a very, very small amount of capital to invest in real estate and deals and so forth (under $1500). I'm sure many new investors have this problem as well. 

My question: does anyone have any personal experiences or advice about growing this smaller amount into something that could eventually be a good size down payment?

All I can think of so far is trying to be part of an investment being done by someone with more capital than me, and then taking a small percent of the profits if there are any. My other thought is to bring an investor a deal, and hope they want to partner with me on it. 

I honestly have no idea, other than waiting about two years and saving more, how to go about growing my small amount of money through investing. Any help is appreciated, and if this isn't actually possible and I need to take a different path please let me know!

Thank you so much for the reply! I was hoping someone from Boise would see this but didnt know if it would actually happen. Is there a way I can find the BP group from Boise and follow meetups?

Hello everyone, I have joined (online) investor groups in my area, which is Boise, Idaho. I am going to try and go to some of their meet ups whenever work permits the time. 

I am simply wondering what is common etiquette and dress at most meetups such as these? And as a total newbie and only 20 years old, will I be completely out of my league?

Hello everyone! This is my second time posting. Ive taken a couple of steps towards becoming involved in the real estate investing game. Hopefully you guys can both tell me if I'm moving in the right direction, and give me any constructive criticism and tips.

First, I have started saving all the money I can every week (I am paid weekly and have a full time job). 

Second, I have applied for my first ever credit card from my bank, not as a means to buy more things or better things, but as a strategy to build good credit before ever buying my first deal. I plan on using it for only fuel and paying it off every month before the charges roll over into the next month. 

Finally, I count joing BP as a step I have taken as well. Becoming involved like this is really giving me some confidence and an overflow of information that I'm doing my best to absorb. 

To give a basis of my future real estate investment model, I am most interested in the live-in-flip strategy. So, thank you for reading! Any tips and ideas of different directions I should go are welcome!
