Thanks guys we appreciate it. @Joshua Dorkin This deal was right under our nose. I posted on Facebook that we needed a house to buy and one of my coworkers responded and said that he had one!  Worked out great for everyone. I really appreciate you guys for all that you do. I listen to a different podcast everyday on the way to work. hopefully we get to do one in the near future... hint hint haha

We finally got our first deal closed. ARV on the house was about $125K We got it under contract for $79,400 and assigned the contract for 5,600! With this being our first deal we know that it is possible and there will be more to come. I want to thank Bigger Pockets for providing the wealth of knowledge. And we already have a second house under contract! Look out Augusta here we come. My partner @Andre Elston and I are going to be on the podcast one day hopefully. LOL

We don't have any experience wholesaling to retail buyer's Would the Banks be OK with paying someone who doesn't own the property?

My Business partner and I have a house under contract right now. The ARV is around $125,000 and were asking $88,000 it's a 4Br 2Ba Tri-Level home in a desirable area. After marketing to our Buyer's list we are finding that our buyers are saying that the house is in too good condition? Is this a result of not having enough people on our buyer's list or am I asking too much for the property? Any advice would be helpful. Thanks in advance

I have found a House that is a 4BR 2BA in an excellent location. I found out the Owner has a mortgage on the property so our original  thought was to do a subject to on the property and put a lease option tenant in the home. Today we find out the mortgage due is about 135,000 which is about 15,000 less than the house is worth and the monthly payments are more than we could charge for a lease option tenant so there would be no profit going that route... Should we just try and Wholesale this property? There are no repairs needed what soever because the owners have put a lot of work into it. They want more than the mortgage is worth to get at least some money back Can anyone hive me any advice on this? We have built a very good rapport with the owners and we really want to help them out of this second mortgage. Any help would be very appreciated. Thanks in advance
