I have been using Grumpy Hare for a couple of months now, and I've ranked #1 in my area since the 8-1-2024. I met @Jerryll Noorden here on BP a few years ago and joined his SEO program. When he told me was starting Grumpy Hare I jumped on as early as I could because I knew what it would be. The templates are very easy to customize, and it doesn't have a lot of restrictions. My site is very fast and I get compliments on it all the time. Check out my results. I am very happy with this platform.

*****UPDATE*****

We decided to redo the hardwood in the entire house. It cost more, but it was really worth it and I think the new owners would really appreciate it. 

The bathrooms are almost complete! They look great and better than I thought they would. 

Not bad for an old closet eh?

We are currently working on finishing the Kitchen and Garage areas. I'll keep you guys posted!

*****UPDATE*****

House is coming along quite nicely. 

Brand new windows throughout the home as well as ceiling fans. New showers are in as well as cabinets. The house has really transformed into something I can be proud of!

This past week we noticed the livingroom floor need some love so we decided to just redo all the hardwood. I will be posting a video walkthrough if allowed very soon.

    @Jerryll Noorden has a very specific way of doing things that I haven't seen anywhere before. These methods have been working for me and I have been getting leads even in the early stages of my SEO efforts. I myself have a house under contract right now, as well as two appointments this week that I plan to have under contract. All of which came from my website. It is true that leads don't necessarily mean deals, however without leads you have no deals anyway. If leads are coming though it is up to me to convert them. I do that by making sure I'm credible and honest. We all know he is no copycat.

    *****UPDATE*****

    The Renovations are going great! I probably should have shared more before pictures in the first post. I wanted to share a couple of things I've learned along the way.

    1. Wear the right shoes!

    I've fallen more times since we started renovations than I have all year. I've slipped down the driveway which doesn't look as sloped as it is in this picture. When it rains this thing feels like a bobsled course. I've run into this dumpster more times than I'd like to admit. wet leaves have now become my enemy #1. I've got boots now...

    2. Walk slowly

    Imagine being 6'5 and tripping over a piece of carpet that was pulled up that you didn't see, and as you're falling to the floor in slow motion, you say to yourself "I did this to me". Imagine stepping on a nail (through the wrong shoes...) because you are too excited to look down. the house isn't going anywhere so slow down. 

    3. Always over calculate costs

    I came into this project thinking I knew what costs would be because I used a random repair estimator... Bad idea. Get with someone you know who can actually give you accurate costs and then go above to protect yourself. I thought we would only need one dumpster and we are on our third load hahaha.

    I'm having lots of fun with this project! I'll keep you posted on future events!

    Allow me to re-introduce myself. My name is Ant ( That's what my family calls me) Close friends call me Andy (Long story there), But most people just call me Anthony. I started out in Real Estate in 2014 with high hopes of making it big in 6 Months like all the gurus we're teaching at the time. I made great progress with One of my closest friends and business partner @Andre Elston whom I shared a business with. We had some Wins very early on in our journey and then made the mistake I'm sure many others make. Not only did we get lost in the sauce, but I ended up making some bad decisions which ultimately led to me quitting. It took me a while to be able to admit it, but it's true. I thought I wasn't good enough to do this even though we proved that we could. I started dabbling into other things and eventually abandoned my entrepreneurial spirit. I decided a short time ago I would get back into the ring after being inspired by all the newbies. I remembered the feeling of cashing our first check and how accomplished I felt. I wanted to feel that again, so I started over. I started building all new contacts, meeting with new Real Estate Agents. Getting my feet wet going on appointments again. I have changed my mindset and started Executed the 5-foot rule and started going hard at it again. I got back on bigger pockets and started listening to the podcasts again. I started getting lost in the forums again after I got into bed and staying up late at night reading and refreshing my mind. A couple of months ago I noticed there were a lot of posts about how to find leads. There was this guy @Jerryll Noorden hopping in just about every forum talking about how many leads he gets from his website. As time went on and I saw him posting more and more so I decided to check him out. figured I had nothing to lose if I reached out to him and ask for his help. In the Forums, he’s this Ape-like in your face guy who knows what he’s talking about. when you ask him for proof of his leads He has no problem sharing screenshots of his success (sometimes you don't have to ask for proof of his leads). When working with him though, he is super humble and willing to help. Since then I have been working diligently on my SEO efforts for my website. I've watched my site go from page 8 (yes page 8) all the way to page 2 as of today! I have my first flip underway right now, and I just dropped off the contract for my second flip which will be starting soon. Seeing as this is the first flip, I'm willing to take any and all suggestions from those that are more experienced than I am. My goal within these next few months is to be doing Real Estate full time. I've had lots of help along the way so I most definitely will be paying it forward. I will be posting pictures, and mission progress to keep the ones starting out motivated as those who came before me have kept me motivated. If you are reading this don't give up. Find someone, ANYONE that believes in you. Whether it's a family member, friend, or total stranger that you meet. Use that fuel to keep going. everybody deserves to be successful if they work hard enough. Take it from a guy who did and DON'T quit! if you would like to follow my progress I will be posting here on bigger pockets.

    Hey @Jeff Brotherton I am also in Augusta GA. My partner @Andre Elston and I have been wholesaling in the area for a few months now. We need to connect sometime. Be warned Zillow is NOT always the best way to determine value. Sometimes they come close but I never bank on the Zestimate.

    @Jay Luke Thanks man Glad to help. Our Buyer came from someone we met through our Local REIA. Get plugged in to yours and find out who buys, who holds, and who has a buyers list themselves. We had it under contract for a couple weeks before we found a buyer they closed on the property before the date on our original contract though.
