We're moving forward with our first investment property (duplex), and are shopping for property/hazard insurance. Any advice? Who do you use? Policy specifics? Pricing? Any help would be appreciated!

We just got the Truth-in-Lending Disclosures for the loan on the duplex we are buying, and HOLY SMOKES! I thought I was estimating on the high side for closing costs, but they were even higher than I thought they would be. Anyone want to take a look to see what I'm missing?

I learned quite a bit. There was a large manual that we went through, and I took over 20 pages of notes on my computer during the 3-day class. We talked about:

  1. the real estate cycle in different markets and how to determine which phase of the cycle your market it in;
  2. how to analyze deals;
  3. different types of commercial properties (multi-family, retail centers, warehouses, storage units, etc.)
  4. and LOTS more...

And I misled you into thinking that 100s of people paid $500 each to be there. Everyone there either paid about $4500 for the class (as I did) or was there to use the one guest seat that came along with the purchase of the class. Lots of people brought their spouse or business partner to use their guest seat, while others sold their guest seat to another interested investor.

Yes, this is an official RDPD thing (https://richdadeducation.com/EliteTraining/Symposiums/DC/) I can take the 2 classes I purchased any number of ways: on demand (watching a recorded webcast on my own schedule), a live webcast (offered evenings at different times throughout the year), etc. I opted to go to live 3-day classes at one of their monthly Symposiums. I attended their Chicago Symposium last April, where I took a Commercial RE class. There were hundreds of people there for the Symposium, all taking different classes. There was also TONS of opportunities for networking. That's why I opted to do my second class at a Symposium as well. Unfortunately, they don't disclose who will be teaching the class, but I was impressed with the credentials of the lady who taught the commercial class I took last spring.

@Brandon Hicks , this is fabulous information! Thanks for sharing it! I figured I was estimating on the high side. Since this is my first attempt, I tried to be very conservative, in case I missed something. You give a really interesting and creative alternative to my more traditional approach. I'm scheduled to attend a real estate symposium on creative real estate financing later this month, but maybe I should just learn it from you! :)
