Hey BP friends! I am considering selling my STR SFH (3/2 + 2/1 guesthouse) property and open to seller-financing but I'm hoping one of you experts out there can help me take the right perspective. I owe $600k on a $672k value STR (house hack 1 yr owned). Regular financing is still an option but if any of you have some thoughts on what terms make sense, I'd love to hear them. Hello BP Florida. I live in the Tampa area and am just getting started in real estate investing. Any suggestions on who to call to get going with the entity formation and the advice that goes with it? I'm not comfortable just starting an LLC on my own and winging it and I can't afford the high-end stuff yet. Thanks.

Thanks, @Yoann Dorat. I went to my first BP meetup tonight here in the Tampa area and I am impressed with the small sampling of community already. I suspect I'll have no problem networking my way to success here without spending $8,800 on a program. I still think it's a great program but agree with you that I might be better off learning more about this on my own first. Thanks for responding.

Thanks for the post, Greg. I too am new to REI (Florida) and looking at the Subto mentorship program. I had the phone call "Strategy Session" with one of their people and I'm really having a hard time finding faults with this program/community. It is expensive but that is relative based on the value of the program. The general consensus on reviews I've seen suggests it is a drop in the bucket vs. the value. If it truly is all that is promised, I think it comes down to being a matter if you want to do this as a side hustle or go all in. Although it appears we have a great community here with Bigger Pockets, the hands-on approach for us amateurs could go a long way to avoiding some costly pitfalls.

For those of us just starting out with intent to grow through various tracks of property investing, does it make sense to start out with an LLC or bring that in once we have few properties. I ask because I know everyone's situation will be different and even Brandon says it isn't always the best answer (paraphrasing). So what is the indicator, or the threshold where one would set up the LLC. In my case, I know I will eventually need one or more so the burning question before I have my first deal is do I put energy into the LLC first or let some momentum build? I appreciate your thoughtful answers.
