Hi team!

How are you all evaluating whether or not a rehab is cosmetic (updating beds, bathrooms, and kitchens) vs a full gut besides obvoius signs (plumbing/electrical issues, structural issues, subfloor issues, etc.)?

Many lenders aren’t comfortable with me taking on a heavy rehab and suggest small rehabs to start. I’m not trying to cut any corners or put lipstick on a pig. Thanks!

Hi All!

I'm currently looking to acquire more deals and would appreciate any tips on finding legitimate private lenders. I have vetted and used contractors over the years, but the only thing holding me back is funding.

Also, if anyone is currently investing or looking to invest on the south and southeast sides of Chicago, please feel free to connect. I’d love to answer any questions, brainstorm, and help wherever I can. I currently own a duplex and a sfh (my primary resi) on the south side of Chicago.

Hey gang! Hope all is well for everyone. Like the title says, my question is about using personal loans for flips & down payments. I’ve read a few older posts on this subject but I wanted to ask again for reference and extra questions that may rise. Other questions are, 1) am I able to refinance out of the personal loan and 2) what are the odds of getting a private/hard lender while using the personal loan as the down payment.
