i WANT to learn from you. I WANT to know why you think the way you do. that is why I'm here.  but i can't. you keep saying leverage is the way to go, but you haven't proven you thoughts, all you have done is call out J. I don't want you do my work for me. (unless you want to fly to Canada and point out which multi family i should buy, cause that would be awesome) i will do my own work. it would be nice though, to have more tools in my toolbox, J was kind enough to open his toolbox for us, and though his method might not work everywhere, at least i, and others here, can learn from what he wrote. i would be hard pressed to learn anything from what you wrote but how to critique someone else. im a budding investor... everyone around me does that everyday about this path of mine...

this is the rub. its not about proving anyone right or wrong. its about showing the different types of investing that are out there. you keep saying that your way is superior and that J basically cant do math. but, as a new investor reading this forum, J seems to be the only one backing up his work. he has a least given an example of his thoughts, you have not. all you are doing is pointing out flaws, which if that is what you are looking for, is pretty easy to do. this is supposed to be a place of learning. how can you teach anyone if all you are doing is crying foul and point out flaws instead of putting forth your own ideas? this isn't politics. back up your work. give us examples...  i want to learn. that is why I'm here. J has given me something that i can gnaw on, and decide for myself if its a path i want to take. you haven't given anyone anything aside from... well... nothing.

your Bueller reference is very apropos. while you are in the class room trying unsuccessfully to teach, Bueller (J Scott) is outside successfully showing us how he lives his life... give us an expamle from your real life, or walk away.....

Bob, J.Scott already gave an expamle for his argument and explained his thoughts. all you have done is repeated the same points over and over instead of backing up what you say. maybe give an example from real life, as you say, and this conversation can move forward. reading this forum, it strikes me that you are coming off like a petulant child who is arguing simply for the sake of arguing. everyone here can see you have a point to make, we are just waiting for the proof behind your pudding.

newbie here. is that the sticking point of this argument? the fact that Bob said leverage always increases profits? seems to me that nothing in this world is always one way or the other. leverage works, sure. but not if you use it improperly. seems pretty obvious... but im no investing genuis

Thank you  @Elizabeth C.  Don't feel too bad about not knowing about Canadian. Whenever someone gets in your way, just be sure to apologize twice and you basically know what there is to know. :)

 I definitely agree that starting out is hard. there are a lot of obstacles that seem to be in the way, and while most of them are in our heads and can be somewhat mitigated with education, others obstacles demand faith from others, which is harder to overcome without experience.

  @Shahriar K. I am actually looking in Nanaimo. In the 'old city' neighborhood to be exact. I feel that this neighborhood is on the cusp of gentrification and will derive a lot of benefits from both the cities ten year plan to redevelop the downtown water front and the new high speed walk on ferry to downtown Vancouver that is starting operation in march of next year.

 I am looking at a property that I would like to build a fourplex on, and am trying to figure out if it is actually viable or not. the construction doesn't bother me so much as I am do construction for my living, I am trying to get an accurate cost per square foot. I'm getting answers ranging from 85$/sqft to 165$/sqft. its a little frustrating...

Okay, My name is Joshua and as the title says i'm Canadian living on beautiful Vancouver Island, BC. I have been interested in real estate going on five years now, every since i read the classic Rich Dad Poor Dad.  I have a very deep desire to have control over my life and how i spend my time, and I feel that having a job is a direct violation of that creed, and that book hit me like a rampaging moose. 

 Now, my younger brother has long been into investing and has done quite well for himself in this stock market, and we got to talking. he said that if i found the deal he would finance it.  Im not one to suffer form analysis paralysis, and i have always been one to figure it out as I go. I have placed a few offers, but have not had any accepted. Im currently looking at a property to build a fourplex on, and if it goes through, it will be my first deal. Ill have loads of questions that i will be sure to ask, and i will keep the sire updated on my progress. Thanks for reading and hope to see you all on the site!!

P.S. Fun Fact. I may be the only Canadian who doesn't know how to skate
