This home will be available to view on Dec 3, 2018. We are open to seller financing for $20k or cash for $10k. No inspections or photos (other than this one)

Home has had some repairs to it (brand new bathroom downstairs; repaired drywall; fixed stability issues in basement; repaired plumbing and pipes; etc)

. Needs a few additional minor repairs to make it rent ready ($3k to $4k)...priced accordingly. Great schools and perfect for a family. Cute house. Good sized lot. Will be ready for purchase by 15 Sep 2018. We are open to seller financing with flexible terms. Cash price is $50k. Seller financing price is $55k.

Hi Florentina! There are a ton of resources out there. One of my favorite books is called "Invest In Debt" by Jimmp Napier. There are a lot of great podcasts you can check out, as well. For my company we do 2-day events and (as it appears you are in So Cal) we do Lunch-n-Learns every other Thursday in Newport Beach. If you want to learn quickly, however, the best way is to join a coaching program. Ours is called the Note Assistance Program and we "hold your hand" every step of the way from finding the note to buying the note to selling the note (or whatever your preferred exit strategy is. On a last, and final note, I personally work with JV partners who bring the capital and I do the workouts. Although there is not much mentoring happening, you do learn as you go just by the nature of how I structure my partnerships.
