I mean light fixtures, ceiling fans, range hoods, knobs, toilets, mirrors, etc... They sell all kinds of stuff for rehabs... As far as ARV you should have done that by comping it out... What do your recently sold comps look like? You should know this before you buy for one of your exit strategies... If you rehab all in at $90k and comps read $100k it's not worth the sweat... But if comps read maybe $130-$150k then you got yourself a deal as long as you can sell it fast...

For that area, unless you plan on being a landlord who doesn't mind headaches, I'd prehab and sell to an experienced buy and hold buyer. You can handle the water heater, deck issue, and any other small items like maybe fresh paint then sell to someone for a quick profit who already rents out in that area. Or just gut kitchens and baths and replace with simple finishes. You may find some simple finishes cheap at Habitat for Humanity RE Store for example and use reasonable contractors by getting more than one estimate... Once done flip for an even higher profit then buy you a rental in an area where tenants won't mind paying extra rent just because of area, with better schools, shopping, growth, etc... I think Tom T. gave you the best advice...

I have a few lots for sale. Land developers, builders, rehabbers, etc I have lots ready to build on in subdivision that was built in early 2000's... Only $45k per lot... Houses in subdivision sell up to $220k.

I've begun to mentor some noobs to wholesaling. I created a video to find a few more students: VIDEO 

I use Zoom as a video platform and use Power Points so they can visualize whats taught. Are there any other platforms and training resources anyone can recommend?

I'm also rewriting my Noob book as well. I started with a simple 9 pager, but I need more content. Just looking for constructive criticism.
