Hi Josiah! I was just having this conversation with my boyfriend. We realized that as we grow and progress it is hard to talk about these things with our friends because it is not their focus. I’m in Michigan. Great post and good luck to you!

Hi Nate! I am a newbie as well. I know people that have been investing in Detroit for 20+ years and still are to this day. Something that I have learned is that investing in Detroit is a block by block or area by area city. You have to drive around and learn the area because not all areas are the same. From what I hear cash flow is great but you have to do your research on where.

I am in the same position as you, researching/saving for multifamily investing in metro Detroit. I am also looking to house hack. I would suggest the Four Hour Work Week by Tim Ferriss. I am going to read "The House Hacking Strategy" next.

Hi everyone ! I recently discovered Bigger Pockets and ever since I have not gone a day without being on the website! I am new to real estate and I am educating myself on finding good deals. I am analyzing a property that has a ROI of 47%... is this an incorrect number? I know Brandon looks for about 12% ROI.. THANK YOU
