might i be so bold to offer an opinion while being such a newcomer here ...

but its kind of funny how you can read "not to touch a hot stove" 100 times and still burn yourself.

I think the majority of "experience" is gained from "doing" and not "thinking" .... unfortunately, experience is typically "bought" from making mistakes.

At the same time, I'm not saying to rush into anything (in life) blindly. Think, analyze, use your judgement, seek advice ....

.... but don't get so bogged down in details that you "freeze up" and spend $20,000 in books and seminars ... when you could have actually been making that money to begin with

Hi guys, my first question here of many to come.

Currently, I'm interested in focusing on fixer uppers & flips.

Without going into too many details (albeit - ask me if you want to know more) - I'm looking for rehabs to flip quickly ...

How quick is "quick"?? Well... I suppose I don't know yet .... but within 6 months possibly. Doing the actual work (on schedule/budget) shouldn't be a problem, since I'm a contractor - and I have a lot of resources in that area.

My biggest concern is the re-sale. Once I come up with a plan for the fix and buy the said property - I plan on putting it right back on the market while. That way, it's marketable almost immediately.

The market being slow bothers me a little bit. But I think with some footwork and creativity - I can overcome that.

So that said, I really need to be aggressive in marketing my property. I plan on actually talking with a lot of agents in the area and just getting my name out. Basically, good old fashioned "footwork"

Any ideas though?? Something I thought about was offering a bonus (built into my initial expense of course :wink: ) to the agent who sells the property. I'm not even sure if they can legally accept that - I'd have to check, but it's just an idea.

Any other thoughts?? I wrote this fast, so feel free to ask for more details or clarification if I haven't been clear here.

Hi, I'm new to the forum. I've been reading alot and it seems like this is a good place. It's hard to find anything on the internet related to REI without somebody trying to get you to buy their book.

I've wanted to invest in Real Estate for awhile (several years) - but just am now getting to the point where I'm going to start (long story why). But I'm really excited to get into it now and already starting to put things together

At any rate, I've got a lot of questions and I do not apologize for that :wink:
