Toomuch, are you saying that you market while you are fixing? Just curious.

hi charles - yes

I would begin marketing as soon as I purchase. I can get the fix done within 4 weeks (on the particular property im thinking of).

With the market the way it is ... and me somewhat of a pessimist - I don't expect it to sell itself. I'd much rather prepare for the possibility that it "could" sit for awhile. So I would like to get a head start on marketing this

But yes, do so with some education. Of course you wouldn't take a bar exam without studying

But spending 10 years to prepare for it is a little counterproductive

I have found the best way to find DESPERATE sellers is to get out of the house and meet people. Tell everyone you know that you are buying property. Join your local REIA and let the other investors know that you are buying property. Find a local realtor that will work her butt off for you. Pass out business cards. Put a small ad in the local paper. Get out there and work for it!

I think my biggest problem is organization. This results in a lack of focus and very poorly executed decisions.

Any tips that you gurus have about how a REI'er should get themselves organized?

What type of knowledge should a newbie possess. With the complexity of it all - I do not want to be like some people - analyzing for 10 years and not being active

I guess it's the starting point .... I'm just having trouble finding one. I'll start trying to pick out properties - and before I'm even done looking at an MLS sheet - i'm thinking about Capital Gains taxes ... or about renters ... etc

So ... any help is appreciated

Again, without writing a novel explaining the details and reasoning behind this (should be obvious to the experts anyways) - I want to locate properties owned by distressed sellers.

Maybe they're not even selling either - they may just be in a bind (i.e. lost a job, getting divorced ... can't pay local taxes, whatever)

Where's a good place to start when looking for distressed sellers???
