Post: What does “Buying Right” mean to you today?

I’m currently reading The Millionaire Real Estate Investor and obviously enjoying it a great deal. Highly recommend.

A common theme in the book is “buying right”. Of course, I believe in the mantra “you make your money going in” and want to emulate that, but with the market so hot and the idea of a discount so unlikely - I’m curious if your strategies or rules have changed (or stayed the same) in terms of buying right, and what that term even means to you in today’s market.

Hi all, this feels very random but hopefully I can find some insight....
(First, let me mention that I have zero deals under my belt)

I drive a 2010 car with over 100K miles.  It's a good car that I paid off a few years ago, but I want to upgrade to something a little bigger and newer (maybe a 2016-18).  With cars being in demand, I'm hoping I can get some trade-in value and that this new car would hopefully last me another 10+ years.

I don't want to add a monthly car payment to my budget, and I have enough reserves to buy in cash and not be wiped out - but it would still be a decent chunk for me. 

My question is this... is there any positive to taking on even a small car loan as opposed to buying in cash? Say, if I put 50% down and had a more manageable payment?  I'm assuming most of the answer lies in what I expect to do with the money otherwise - but any insight on this would be a great help.  This would be the first car I'm buying without the help of my family so I want to better understand my options.  THANKS in advance!

Hi all,

I’ve spoken to multiple lenders in the greater Atlanta area who require 25% down for an out-of-state investment property. Seems pretty standard for the area, but does anyone work with any banks/credit unions around ATL that will allow 20% down on a conventional loan?

@John Underwood Thanks John! Yeah, I’ve been searching those sites, but for some reason I haven’t found a pet friendly home with a fenced in yard in those areas. It might just not be common there, which I totally understand. Ultimately it’s not a deal breaker, just a perk that I would jump at if I saw it.

@Nancy Bachety Thanks Nancy! If I was able to get away from work for longer than a week I’d consider that. Mostly I just noticed a trend and figured I’d mention it on here. I wanted to offer a suggestion the market might want and see if anyone had a listing that I wasn’t seeing.

Hi everyone! Thanks for taking the time to check this out...

I live in NYC and I’m looking at vacation rentals in Dutchess & Ulster (as a renter, so I can spend a long weekend in the area and get a better idea of some neighborhoods). I’ve noticed that almost none have fenced-in backyards.

As a dog owner, that’s a major selling point to me. I know a lot of the beauty of that area can be wide open spaces, but with more city folk like me (with new puppies) wanting to avoid hotels, a fence would be a great luxury.

This all leads me to my very self serving question...

Do you or anyone you know own a STR within a few hours from the city that has a fully fenced in backyard? I would love to rent from you! Thanks!

@Kody Bybee hey Kody! Thanks for compiling and sharing that info (as well as for your service)! Very interesting stuff.

I'm also new to REI and really enjoyed Anson's book. Probably my favorite of the 12 or so I've read so far. A lot of clear and really actionable points in there.

I don’t have much to add past that. Just, thanks again for sharing and best of luck in your real estate journey!

@Hayden Wright Hi Hayden! As a fellow newbie with 0 deals under my belt I often struggle with ways to provide value on BP.

That said, I work in radio and you should absolutely start a podcast ... if that’s something you want to do.

I think one of the most important things in a host is authenticity. You have to eat, drink & breath your subject matter. Show prep is absolutely key. That doesn’t mean you have to know everything, but just that you’ve thought about the topic and have something to say (or that you know the right questions to ask).

You have to do the show because the show is important to you, not because of whatever else might come from it. I agree with the other posters saying commit and not worry too much about the response.

Also, don’t be afraid to open up about yourself, that’s what people will connect to most.

Oh...and a cool name helps. But that might be the hardest part lol
