Thank you for all your suggestion I really appreciate them. My wife and I had a long talk tonight and since she's 7 moths pregnant we both decided that we're going to hold on making any big decision for a few months till after the baby is born.  I figure it would give us more time to learn the business.

Reese Thompson hey Reese you said you used a home equity loan for your first investment, I'm planning on making my first investment soon using a home equity loan for a down payment. How did that work for you?

Hi I'm a newbie to the business I'm looking to purchase my first property (buy and hold) I'm pre-approved for $100k mortgage. I don't have enough money for a down payment so I would have to use a home equity loan on my primary home. At first my wife was on board now she's having cold feet with using the home equity. I'm not planning on buying anything over $80k. How do I get her on board? Should I even bother using an home equity loan?

If I borrow money from a private investor for down payment and rehab cost on a property and use a conventional loan to finance the rest, how soon after can I refinance the property?

I have about $60k equity into my personal home. I'm interested in purchasing a duplex around $30-50k. I don't have much to put down as a down payment. Would it be wiser for me to take out a home equity loan on my personal house to finance this deal??? Newbie from Rochester ny I could use some guidance
