@jaysen medhurst , thanks for the response. The cash out is a typically required method to consolidate the conventional and HELOC. The HELOC is variable, so I'd like to get it under a 30 year.

Hello all - 

I am looking for some advice/suggestions on getting a jumbo refi for a property that I currently have a conventional and HELOC on an original purchase @ 90% LTV.

I've recently added value to my home by renovation and estimate an appraisal that would bring it to 80% LTV.

Are there any options to do a cash out refi at 80% LTV? I've had little luck with lenders I've spoken to or used in the past.

Details for those that are interested:

Last year, I purchased a Denver home for $780k @ 10% down (4/3, 3-story, updated 1891 build). Recently, I completed a basement remodel to add a 190 sq ft efficiency unit (separate entrance) for STR. In addition to that, I added mini splits in the up stairs and addict rooms to make heating and cooling way more efficient as well as put up a wall and door for an office on the second floor. All total, it was $28.5k spent in upgrades

Comps are hard to come by, but I'm targeting $875k - $890k appraisal, which would put me at ~80% LTV.

Hey Bill - thanks for the reply. I have lived in the home, but only for a year. I think I'll likely hold it, but still talk with some folks about exchange rules to better understand it.

Hello all - this is my first BP post.

I have a single family that is zoned for multi. I'm just completing work on adding a suite in the basement and a few other upgrades to force appreciation. I've only owned the home for a year, but am considering selling and acquiring a new property through a 1031 exchange.

Are there any attorneys or CPAs, or anyone that can recommend one, in the Denver area that I can contact to help me understand my options?

I know I can just Google this, but would appreciate references from the BP community.
