I don’t think he’s being serious with you because don’t waste my time is very u professionals. if your motivated and are going to pursue the portfolio, make sure you get real numbers before you make an offer. it is not wise to take the seller at their word. Make sure you do your own due diligence.

As a landlord you are responsible for the maintenance and repair. For now I would just fix whatever they asked because it’s your house and if you don’t like them then don’t renew that’s your right. Until then just be kind and profession. There’s no need to get nasty. When renew comes let them know you will not be renewing their lease. End of story and hopefully your unit is in good shape to have a quick turn over. And screen the next tenet more stringently.

Raise it when its been a year from the last increase. If you want to keep them don’t drive them out.

I agree if the seller has nothing to hide what difference does it make to take 3 or 6 hours for an good inspection that’s protecting your interest. The inspection is one of the most important due diligence process that you can do. I agree let me inspect or walk ... Better than closing then discovering oh we missed that on the inspection.... the seller should let you inspect the property unless they have something to hide.
