For the folks suggesting that we look for our own deals instead of relying on a TK provider, is something like this possible while working a full-time job? If I'm not mistaken, this would entail finding a distressed property at well below market rate, making the purchase, rehabbing the property at below retail prices, finding a PM and hoping they find a good tenant within a reasonable amount of time. Something like this takes a good amount of effort even when you're doing it locally. If I tried to do something like this remotely, I feel like it would really interfere with my work. 

Perhaps this would allow us to avoid paying turnkey prices for a property...but I guess the question is, which is a higher priority for you?
