I think this is a very valid question, but I think I might need a bit more information to best answer the question.

Are you looking to flip the property? Are you looking to turn it into a short, mid, long term rental?

How much land is the property on. Once I know a bit more about your intent with the property I can provide a bit of insight on what I would personally do?

I think I would have to go with an episode from the BiggerPocket Real Estate Podcast. It was episode 695: Billionaire Advice.

The reason this episode stuck for me is the fact that I am currently a full time teacher and I actually listened to part of it with my students as they are about the age of the guy when he started his journey. Teaching in a rural area, I wanted to show my students that anything is possible with hard work, determination, and a good skill set.

For some students it definitely helped having someone other than myself discuss the power of those assets that were brought up!

I can start off by saying thank you for serving. You all can not be thanked enough for what you do.

Second, I am also in my 20s and just started my investment journey. It can definitely be a scary thing to get started in. I would say that I am thankful that I had some good mentors in my life.

My personal opinion is start looking at house hacking in your first investment. With 40 thousand that is a nice piece of change to get started with. You’d be able to find a nice multi-family house you could get into with 3-3.5% down and have a bit left over for emergencies as well as improvements to the property to increase its value in the first year of owning it.

Again, this is completely my opinion. Keep learning and asking questions to find the best spot for you, but I don’t think you can learn more than being immersed as a landlord in your own house.

First off, congrats on starting this journey. It is definitely one that requires problems solving skills in order to achieve the greatest results.

It sounds like you’re fairly open to trying anything that might work. I am not super familiar with your area and the inventory that is available.

I know that I my area when people are describing situation very similar to how you are. I often recommend house hacking in a multi-family house. This way since you are living in the house you are able to get in with a smaller down payment. Since it is a multi-family house there is less of a demand generally. You will learn a lot more quickly what it truly means to be a real estate investor.

Hello Everyone,

I have recently started my real estate journey. I am a full time teacher and trying to learn as much as I can until summer. I am meeting with a mentor once or twice a week after work; however, I need to learn more quickly.

I am currently reading two books. SOLD by David Greene and Rental Property Investing by Brandon Turner.

What are some recommendations that will help give me the knowledge and confidence to feel more comfortable when finding leads/questions being asked?

Just started working with a brokerage and beginning the new agent training. Currently I am on the part where I need a headshot and setting up the website.

Does it pay to get a professional headshot and if so does anyone have any recommendation of people they know?

Hello Everyone,

I have just recently passed my real estate exam. I am very excited to start a part time job as a real estate agent helping friends and family. My problem is I am not sure how I should apply for a firm. Should I go in with a suit and tie with a resume to the actual location or do people normally just call the brokerage and as if they are looking for additional agents?


Any information or questions is should ask on this matter would be greatly appreciated!
