Hi BP,

I have called a couple roofers in Sacramento. They have good reviews and reasonable pricing. I just wanted to do inspections and make any necessary repairs before the rainy season comes.

1 roofer never returned my calls. And the other one gave me a quote, but there was no follow up. I kept trying to reach him and he never responds.

Does anyone have any recommendation?

@Caleb Heimsoth I know.. but the ratio of strong tenant/not strong is out of whack, especially in my rental neighborhood.

My tenant in the other unit is actually really great tenants.. but I can honestly tell they wouldnt pass my criteria if they applied to me. They were already there when I purchased the property.

Well I asked for 1 month deposit from my previous tenant.. then things happened.. not enough to cover..etc2.

So, now I am asking 1.5 month. CA law allows me to charge 2x rent for deposit (for unfurnished) and 3x rent for furnished unit.

Im just trying to weed out potential problems. =)

Pretty standard.. Must make 3 times rent, no evictions, clean background check, no criminals, have 680+ credit score (although I am a bit flexible on this). 

And I also put 1.5 months Rent security deposit. Many will try to bargain on this since they dont have the money. To me, if they can't afford 1.5 months security deposit + 1 month rent to move-in, they probably not so good in managing their finances. - but who knows..I may be wrong on this.

I just had showing last week. I put an Ad for my duplex for about 3 weeks.. Almost everyday I get someone who is interested. I asked every single one if they read the requirements and if they think they would qualify. 90% of said yes they qualified. I told them, if they think they are qualified, then they can apply AFTER showing just so they dont waste their money for something they dont like.

I had 32 ppl on the list for showing.. and guess what.. only 5 showed up.

2 out of 5 applied.. 

New tenants are moving in this week.

Oh I used Cozy by the way.

In my opinion, if Tenant cant afford $40 screening.. something is fishy. Tell them your requirements and if they are not confident they can pass, (which you can tell from their face most of the time), tell them not to apply and waste their $40.

I had tenants wanted to use 3 months old credit report when they bought a new car.. I said no. I want current lol. - Especially after a $30k New car!

@John LaBanca I will be there to do showing. I plan to do my inspection checklist before showing. Takes a lot of pictures. I had my current tenant (who will be moving out soon) did their move in inspection themselves. So I plan to do the same thing. Have the new tenants do themselves and send me their checklist. Due to my full time job schedule, it’s hard for me to take a day off just to drive there and drop the keys and do inspection with them together. Thats why im considering a lockbox.

Hi BP, I tried to look this information in the forum but it seems that I can only find some discussions about using lockbox for remote showing to tenants. While I dont do showing by giving out lockbox code to tenants, I’m thinking to give the code to my new tenant AFTER they sign the lease and pay the Move in costs via Tranfers or Direct Deposit. I live a couple hours away from my rental. I kind of want to limit my time to drive back and forth just to handout the keys. Does anyone do the same thing? Any advice? Thanks

So, if I want the tenant to sign the lease and pay the move-in costs (via Cozy) on Sunday Nov 4, will it get processed that same day and non-reversible?

Or do they actually have time to cancel anytime before Monday morning?

I tried to set myself as a Tenant.. then paid the Move in costs.. It did allow me to cancel the payment for some reason. I tried to setup the lease on 10/18, send the Move In cost request to be paid by 10/19 (move in date).


Then, as soon as I schedule the payment, I saw the option where I can cancel it.

I would be more comfortable using Cozy for the move-in costs if it were not reversible. Or maybe this is just a date issue??

And no, I dont need the money right away. waiting 2-5 days is not going to kill me =)
