I have opportunity to purchase a SFR 3bd, 1.5ba. Currently rented and under PM for $730. Fairly new appliances. LESS THAN month old ROOF AND HVAC. Price is $67,600. Value of $82,000. Annual property tax $850. Tenant pays utilities.

I feel ok about it as first deal. Just need to start somewhere, right?

Any other pertinents i should need to evaluate?

I would do it. I meant to say "I am doing this same thing!" Making the offer tomorrow and have already completed the 401k transaction. I will have about the same on net cashflow.
