@John Powell, Is Niceville a profitable location for vacation/AirBnB. I worry most people want to be a little closer to the beach. I know it is only 5 minutes but i am not sure most would take a cost savings for a 5-10 minutes drive to beach.

Becoming an appraisser in most states is a long process andcan be difficult if you need to work fulltime to get by for next 2-3 years. But, i also see the need for appraisers jn the future is only going to grow. Many appraisers are growing older and near retiremnt. Good Luck.

How soon after the first of the month do you get paid from property manager?

Reason I ask is, i am inheriting a PM and am being told they forward funds on 15th of subsequent month. So, June's rent is sent to Owner on 15th of July. Is this normal?

I know there are several discussions about how to maximize loans and how to order them and after 4 and 5 there are different down payment requirements. Let's say i want to get several doors with as little out of pocket as possible but in a small time frame. (Don't want to House Hack for 4 or 5 years). I know that after 4 or 5 loans that the down payment amount increases. 

So, can I buy 5 SFR's and put 20% down, then go and buy a 4-plex to House Hack with 3.5% down FHA as a 6th loan? And then a year later REPEAT this?

@Harsh R. if there are any deals in Clarksville, you have to be very quick to get them. Probably be difficult from a distance.

Be careful the area of Clarksville you buy. Many areas are not great for cashflow. 

Any questions about a neighborhood, feel free to ask. Lived here 40 years.

Most times lenders will not be required to count debt that will be paid off in a relatively short amount of time (6-10 months). Find out what that limit is for your lender.

Then as a strategy, see if you have a large payment debt that could be reduced to the time limit required. 

Example, I owe $12,000 on a truck loan that is $1,000/month. The bank will not count any debt that will be paid off in 6 months or less. So, paying $6,000 toward my truck payment will bring my loan term down to 6 months for a payoff.

This may or may not be an option for you. Talk with your lender about other options. Sometimes they can give you ideas. 

Don't give up, think outside the box for options.

welcome to BP. I am also from Clarksville. Life long resident. Just purchased my first Buy/hold. Previously i have sold properties needing rehab. But, will now be looking into more rehabs and buy/holds.
