Just to clarify, this was a deal that I looked at as I was looking around DFW, dallas, richardson, etc. The timing wasn't right for me but it might be for you.

Until the seller is able to sell the whole portfolio, they're going to be selling them one at a time, likely for retail. So the info I have is about the units they haven't marketed yet.

The units range from 2/1 to 3/2 with expected rents of $975 - $1300. All but one of the asking prices are < $100,000.

Remember, the whole portfolio is available too.

PM me if you're a serious buyer (i.e. ready to make an offer, proof of funds) and I'll get you in touch with the seller.

I have access to cash flowing 100% occupied duplexes that are off-market right now. Seller is interested in selling the whole portfolio or pieces. Portfolio consists of 2 full duplexes (both units) and 6 half duplexes (single unit in a duplex).

Are there any good spreadsheets on BP that will take my numbers and help me get to a maximum offer amount? I want a specific cash flow from the rental and a minimum cash on cash ROI based on my financing.

Or maybe one of the calculators can do this but I don't know how to use it?

It's never too soon to work on your credit. I had terrible credit when I got out of college. I was lucky and married up to a woman who would not stand for being late anywhere or on anything. Just by paying bills on-time was helpful. After we bought our first house, our credit score climbed faster as we made on-time mortgage payments.

Credit is important, not just for investing but for many other things in life. Just recently, I setup new TV service at my house. They ran my credit to see if I would be required to leave a deposit before they could turn on service. While my credit is good enough, I can only imagine how hard that is for folks with bad credit.

Also, check out the ultimate beginners guide at biggerpockets.com/ubg. I've learned a ton from that. @Brandon Turner does webinars and they're pretty good. If you go PRO then you can watch the old webinars.

Do some searching on business plans on BP. I'm working on my business plan so when I start making offers I can be more confident ive thought through most things like goals, finance, criteria, markets, marketing, and exit strategies. Ive heard this talked about a bumch on the podcast which had been super helpful.
