Hey Adam, also 20 and on a similar boat with you too. Here is exactly what I am doing right now

I started with personal improvement books such as Atomic Habits, How to Win Friends and Influence People, Can't Hurt Me by Goggins, The Intelligent Investor,...I do believe it's important for me to set out a good mindset, good habits, and a good work ethic before doing anything. After that, I then moved on to the Rich Dad Poor Dad series and other financial books. 

I am very positive with courses, after reading Rich Dad Poor Dad you will see why as well. I am also very interested in learning more from you about LLC too. Let me know if you want to connect and talk more brother.

Thank you, Alecia. That's something I need to work on too. I try to be open-minded and give opportunities to others but also don't like the risks that come with it.

 Hey Glen, that's very wise of you. Yes, you are totally right about its better to have no rent with no tenant. I'll wait for a better tenant 👍

Our shared room doesn't have many applicants to choose from, and one of the applicants had an evicted record of her background. She communicated this with me first. She stated it was because she was in a complicated situation at the moment. 

So far she's great, getting a new job, very on point with the communication and she also has government support that guarantees to pay her rent for 6 months, the payment is well enough to cover her rent.  

I'm considering giving her a second chance. Have any of you provided an opportunity to someone after an eviction, and did it turn out positively? If so, what additional precautions did you take? I am very interested to hear from you guys. 

Honestly, I will still do it. However, it's up to you if you are available to follow up with those paperworks during your holiday season.

Thank you so much, everyone.  I went ahead and listened to everyone's advice. The tenant is no longer complaining. And yes from now on the policy will be apply to everyone.

We have been rented out without really doing any professional background checks until I read Brandon's book and understood how important it is to background check a tenant professionally. 

Problems arose when the new tenant said that the current tenant (who is his friend) did not have to go through a background check but why did we have him go through a background check? The new tenant accused me of discriminating against him somehow but I did explain that this is our new policy that we starting to apply and it does not have any personal against him. 

Should I be worried about this issue or is the new tenant just sensitive?
