My focus has really shifted recently. 90%-95% of my portfolio was value add properties. When I say value add I mean 20% occupancy... Despite having an extremely good exit last month on a 90 lot MHP, it took 3 years and LOTS of cash to make it happen (not to mention nerves). With that said I would do it over again, but I'm focused on finding more STRs (5 in my portfolio currently). I've also done a bunch of BRRRR deals so those are good as well. I mainly look at class C areas EXCEPT if STR. Let me know if you have any questions !

I've recently tried pivoting my RE strategy and started trying to focus more on STR (currently 5 STRs in my portfolio) . Can anyone recommend and / or help replicate this model in other places? What STR areas are doing well right now / Pre Covid as well? Let's chat!

I’m from Brooklyn NY too and own properties in 5 different states. The key is build a local team that you trust. Think about all the old friends and colleagues you’ve had over the years who have moved to different places and link up! I’m actually going to start looking into Jacksonville myself soon.

I’ve thought about Cincy as well. I can send a team out there to help rehab but haven’t found anything interesting. It seems like that market is hotter than Dayton even.

I think it’s very very difficult to run an Airbnb for an out of state investor. I have in area manager for mine.
