Yes, I agree with @Rick Pozos

Take your time with it and everything will fall into place! From now until about March it will be a buyers market, and from there all hell will break lose! The market seems to REALLY get hot between the May-August months. Full price offers dont cut it sometimes. Just be patient and dont rush into anything. Also, begin speaking to lenders if you plan on financing so you can get a feel for the numbers and what there requirements might be at the time.

Agreed! And it depends on exactly what you are trying to do.

One of my clients just finished a successful flip in the dezavala/ i-10 area. It was his first flip too! I would not recommend the stone oak area for investing at the moment. Not only are the taxes a little higher, the killer are the mandatory HOA's.

Currently, my recommendation to you is the live oak area. Also, anything off wurzbach parkway should be fine.

If 100-300 dollars is going to make or break your investment than maybe its not the right time for you to be investing lol paying an extra couple bucks a month to save 100k over the next 15 years sound like a good deal to me. 

Paying all cash? OH YES! i like where your head is at mr. bob

The more skin you have in the game the more fun it is :)

no more info needed. 15 year everytime and anytime! your payment will go up maybe 100-300 dollars (which is peanuts) but the life of your loan is cut in half :) also, ask your lender how much you will save in interest by doing a 15/year. You will be amazed :)

yes you can get a ball park using GRI. but the only way to know the assessed value is through an appraisal. for example, if a property is worth 200k and the seller wants 250k the property will not appraise out which means the bank will not let you overpay for a property. either you come up with the cash or the seller drops the price ( the better choice)

absolutey! change the locks! as a landlord i believe you are required to change the locked 7 days after a tenant moves it. do they have renters insurance? how does she see someone with a copy of her key? lol change them! i like to use landlordlocks.com. they will give you a master key that will unlock ALL of your units! :) good luck
