Thanks for the advice @David Cox. I haven't gotten my licence yet but I am studying to take the test. I am both nervous and excited about the move toward real estate agent.

So I was given the advise to reach out to local Brokers before I take my real estate licences test.  I have no idea what the communication would sound like. 

Some background info: I am about a fourth of the way through my 60 hour pre-licensing courses. I'm giving my self about two months to finish the course, study for the test and sit for the exam.  I'm a engineer and work a 40 hour a week, 8 am to 5 am job.   I would love to be able to jump right in as a full time real estate agent as soon as I get my licence but that is not practical right now. My plan is to be an agent part time -- which is another reason I am hesitant to just call up a broker. 

I want to be an agent who invests and can be a resource for other investor. I do hope to be able to become a full time agent at some point but think the timing of that will probably depend on a lot of different factors. Right now my long term goal is to purchase buy and hold properties.  

So  should I be calling brokers before I get my licence and how do I get them to take me seriously as a potential real estate agent on a part time basis. 

I have been reading books, blogs, articles etc and listening to podcasts and I realize every investor must set their own path but I am asking for words of wisdom and advice from the BP community.

@Alex Craig -- I was speaking of U of M. Yes it is definitely a small area.

There were a couple of properties on Carnes, Douglass an.d Spottswood. This was a driving around so I was sure to stay close to the university. We wrote down the addresses then came home to check what they were listed on MLS for. None came close to 2% rule.

Today I updated to plus membership to be able to use the calculators to do more analysis of the numbers. 

There are two properties out of the ones I wrote down still available. These were both well over the 50k mark

I would surely appreciate help with the evaluation but I don't think I have all the numbers. This was my first attempt to get more familiar with the area.

This is great info as I am also looking to invest in the Memphis area and have been wondering where to start.  I have set my eyes on properties around the university. There are several units for sale but none seem like good deals to my amateur eyes (or preliminary analysis I've attempted).

Hi,

My husband  and I have wanted to do something with real estate for several years now but had never pursued it. We attended some real estate training weekend a few weeks ago and learned a lot but knew that there is so much more to learn. 

While researching the education system they were trying to sell I came across this site.  I am so thankful I did. I have learned so much and finally believe we can do this successfully without parting with 20-50k. 

We both have W-2 jobs and have started our real estate education here reading articles, listening to podcasts and reading books. 

Our plan is to start with rental properties (single family and multi-family).  Initially, I wanted to start in the area around the university.  The properties are inexpensive and the rents seem high, but that was my perspective without the education.   I'm currently reading "What Every Real Estate Investor Need to Know About Cash Flow" as a result of listening to a  cash flow.

I'm also reading everything I can find about self directed IRA/401k. I would like to use an old 401k from an previous job to help us get started. I haven't figured that part out yet.

Any advise or direction is welcomed and appreciated in advance.

I'm so glad I found this site.  I'll be "seeing" you guys often.
