Robert Kiyosaki's book Rich Dad Poor Dad changed my life, without a doubt.  And late in life at that. But I have to say it concerns me when I get emails like this:

I do not yet know if this is good advice or not but it seems way more like fearmongering than anything else.  Again, I am indebted to Rich Dad and Cash Flow Quadrant, but really?

I am looking for opportunities to partner on fix and flip or BRRRR projects in the Portland, Oregon and SW Washington areas. I can bring a little cash ($10,000 - $40,000) to the table, have experience in project management (a small amount of which has been real estate projects), I have a full time job as a finance professional in the non-profit sector, I am a licensed CPA and practiced for 20+ years as a tax professional (now retired), I have strong organizational skills and can assist with analysis and financing proposals. I would love to connect and start some dialog to see if we might work together.

I am considering investing in rental properties in an area in which I am unfamiliar. One of my research steps is to interview a property manager or two in that area.  I wonder if anyone has a suggestion or two of questions I should ask the local PM in this regard.

Quickbooks works pretty well.  Easy to track projects using Classes. You can also set up project and job costing which works well, but you will want to hire a Quickbooks ProAdvisor familiar with job costing to help set it up.  Personally I would not go that far, but it is certainly available.

I am just starting out in real estate. If I want to get licensed in Washington and/or Oregon, what's the best way to get started? There are a lot of training opportunities on Google, but if someone has a recommendation, I would love to hear it.
