But under a series LLC each series under the parent is an individual freestanding entity. How would this be beneficial in the above asked question? Wouldn't you still have to do a deed transfer?

Taylor think we are at the top of the cycle for sure. Building a war chest now for coming storm. Being offered 2x sales price on my complexes.  But what to do with the money ? 

Value adds in the outer areas. I don’t think we can count on continued appreciation in the larger markets.

Have a few thoughts today. Curious what you think.  

I have a 65 units complex, had it for 15 years. Did a cost seg so deprecation is about gone. What would you do.

1) Let it pay itself off and invest with the cash flow ?

2) Do an equity out refinance and invest with the proceeds ?

3) Sell and 1031 into another property ?

Been at this multi family thing 15 plus years. Have 400 plus units. I do not syndicate. Looking for other mature seasoned owners to discuss ideas, issues etc.

Agree with Josh Carr we file quite title on all of ours in Texas to perfect title.

We had the same issue here in Texarkana. We ran an ad on craigslist that said Now hiring someone with concealed handgun permit to work part time please call. We ended up hiring a local guy that came and worked nights and weekends for a while paid him 13 bucks an hour.

Thanks Lance list starting to gather a list now. Was hoping some real life experience with some like minded multi family owners would minimize the choices a bit as there are so many.  He maybe that is the next Bigger Pockets evolutionary step. A ranking or review of services rendered.

We pay around 1200 per return for our 6 different LLC returns. We pay about $150 per month per LLC for payroll monthly reports etc.

We are searching for a Tax Strategy real estate focused CPA to work with our current CPA. 

We talked to one “Big name” on here and he wanted $10,000 to review and develop a strategy. Wow !

Anyone had a good experience? 

Recommendation?

Cost ?
