Once I've finish with the contract with the seller, would he ask for the money before I can find a buyer?

@Ryan Billingsley Can you explain to me which contract i should use during a meeting with the seller or the buyer? AGREEMENT FOR PURCHASE AND SALE OF RESIDENTIAL REAL PROPERTY or ASSIGNMENT OF RESIDENTIAL REAL PROPERTY AGREEMENT.
