Metro Atlanta is sort of being drawn and quartered now by three sources. Hedge Funds working with big wholesalers on the investment side and home buyers on the retail side. It tough now, so be prepared. Everyone is looking for a sucker to overpay now frankly, even though it does seem to be leveling off a touch.

In GA only one party has to know the conversation is being recorded. Record the threats, call the sheriff, get a restraining order.

Is he actually licensed? If he’s not licensed, GA courts won’t even hear any case he might want to make. If he is licensed file a complaint against him with GASOS/PLB.

I have questions about how well the contract was worded, and why it was based on anything other than payment at completion of phases (framing, roof, electrical, plumbing etc.) It sounds like you didn’t manage this well either by allowing any variation from the contract, but again guessing on my part. It does not justify the GC but any means though.

This data would be interesting to see overlaid with price increases and strictness of enforcement of the moratorium on a county level. Since eviction enforcement tend to follow county jurisdiction.

I can help but think locations that have been least accommodating to LL’s will have the highest rental property turn over rates.

In my experience most are not, but at the same time by search for and working with those that can do this you will end up with a much higher caliber of professional to work with IMHO. These aren’t going to be your least expensive option, they just aren’t.

The contracting business is no different than any other business. There are three pillars of a business delivering to their customers. Price, quality, service. Now pick the two of these that are most important to you. That’s the reality world. I work on quality and service myself, not price.

I suggest you find contractors and have a short phone interview. Bullet point all your must haves for your notes and start having a chat with them. See how they fit, or not. Then, narrowed down to a couple, meet with them. It will be tough as things are busy now too. Plan the work, work the plan. You’ll get it.

Texas is different. There’s no professional licensing requirements for contractors. When I lived there all I had to do was call muses contractor, pay for the city license and have at it.

I actually had an issue selling my house in Denton due to this. My company relo company was buying the house. There was some minor water staining inside the cabinets from water getting past the silicon between the countertop and the backsplash. They insisted a licensed General Contractor had to inspect and issue a letter stating it was not an issue. Well, Houston, we have a problem. Texas doesn’t have any of what your asking for.
