I agree with the thoughts of everyone else on this post. I would just add that perhaps you do a sleeper sofa in the living room to get two more in the property. We have put a day bed with a twin trundle in huge primary bedrooms to fill some extra dead space, but this is usually only done in very large homes where 3 + families are likely booking.

I do think this is a popular trend right now. So is the brightly colored over the top places. I believe there is a good way to do a design theme, but also a bad (tacky) way. It also depends on the market you are in and what your competition is doing. I personally prefer tasteful spaces where color and wallpaper are used (murals too), but still offer a comfortable experience first and foremost. When I'm looking for places to say, amenities are very important to me (pool, movie theater, game room) as well as the layout of the furnishings and how comfortable it appears.

Congrats on your listing! From a design perspective, I think you need to work on a more cohesive look throughout and tone down some of the colors you have going on in the living room/kitchen. An example of this is you have a very traditional dining table set paired with very contemporary bar stools. I would remove the throw pillows on the sofa and get an area rug there just as an example. Some cord covers would help clean things up a bit too. I'm also not a fan of black bedding.

Pool! Pickleball is a nice bonus, but a pool will increase property value more significantly and appeal to a broader range of guests.

Unless you have a good eye for design, I highly recommend getting a professional. It's competitive out there, particularly in the condo space where you compete more directly with hotels. There are things you can do to keep costs low if you choose to go that route so I wouldn't let price deter you. A designer might help you reduce costs and get the property up and running much faster than you could on your own so you have to look at the numbers on a larger scale. 

Some ways to work with a designer to lower costs would be to have them only do selections and you perform the ordering and installations. Another critical area is space planning. If you could see an optimal layout, then perhaps you could pick and buy your own furniture if you knew the inventory needed.

My company has been offering furnishing and design services since 2018 in this field and I've never heard of them before. I'm sorry for the experience you are having! 

It's critical to to get references and work with BB&B-accredited and fully insured companies when this amount of money is involved. So many people are popping up claiming to do this work and are frauds. 

This can absolutely be done! In my experience (but mind you as a service provider) these types of properties are usually higher rated and better overall. As long as you find the right team and treat them right you should be great. It requires more work, so you need to determine your capacity in the end.

My advice would be to knock it out of the park in terms of design and amenities and then you have less to worry about when it comes to the competition. Take a close look at properties that are doing well nearby and see how you can model what they are doing and then add some extra perks to beat those too.

Most of our customers lately have been wanting duvet covers. There are methods to easily insert the comforter if you have knowledgable cleaners and they wash and dry easily like sheets.
