Quote from @Jeff Langley:

Yes, a PMS like Hospitable will do that for you. It’s as simple as clicking a few boxes.

Hi Jeff... can you explain how you did this with Hospitable? I also had to set up mine separately and link to Hospitable.  Thanks for tipping us off.

@Drew Clayton

I am going through this exact situation right now and have been struggling with how to implement it so it's helpful for me but minimally invasive for the guest.  I have not loaded mine to the site yet (I'm only on VRBO so far) so working through that.  I am very interested in making this work so I'll be happy to chat more through ideas.

You can upload your whole agreement to Vrbo and the renter has to agree to you rules when they rent. It records their IP address when they make the agreement.

Off site bookings I have emailed an agreement and they sign it, scan it and email it back to me.

John... Is there a template on VRBO that you use? I just listed my first self owned STR and have been struggling finding something that I can start with. Thanks

No, I just typed what I wanted it to say specific to my property and needs.

Ok, and have you ever had to use it to stand up against a guest in court or "Abnb court" for that matter?

@Chris I. I do them for every booking - I don't do any stays longer than 30 days.  I have it all automated so it's easy.

Hi Ken... would you be willing to share your template?  I've been searching the files and haven't found the right fit and templates I've foundon line have been less than ideal.  Thanks in advance for your support.

Quote from @Greg R.:

I once knew a guy who had rentals in NJ and he said that he would send "a guy" over to have a nice talk with problem tenants. He told me that the guy was a member of a local hells angels chapter. He claimed to have a 100% success rate with that strategy and said that the tenants were out within a matter of days lol. True story.

Obviously not something I'm recommending; just thought I'd share.

 If only...

These eviction moratoriums definitely changed people's perspectives on integrity that's for sure.  But...I do appreciate the humor!

Quote from @Lucas Miles:

@Toni Conway a way to potentially avoid the court/eviction proceedings is to do a "cash for keys". Offer the tenants some amount of money, $500, $1000, whatever to move out of the residence by end of the month or whatever time period you want. If you explain this to the tenant that, you have 2 options. 1. Court proceeding/eviction, eviction will be on your permanent record making it very difficult for you to find a new place to live, you will be charged for our attorney/court fees (depending on your local laws), and any money you owe will be sent to collection agency to collect. or 2. You get paid $500 and move out, we just move on from the situation. Nothing goes on your permanent records, and you get some money to help in finding a new place to live.

This doesn't always work, but it is an option to get them to move out without having to deal with the court systems. We will often do cash for keys in parallel with eviction so they know we are serious about eviction.

I’ve heard of this option before but never considered it… I guess it finally applies to my situation now. 🤷🏼‍♀️  thank you for summarizing what that looks like!  Wish me luck…

I have an LTR in Pflugerville, TX (outside Austin) with a tenant that stopped paying rent last October with no valid reasons given. My PM has been following "their process" with the lawyers, but the courts continue to issue continuances when the tenant claims unhealthy enough to appear.

Their lease is up in April! Do I have any other options for eviction once they are technically illegally occupying a home (no longer under a signed lease).  Has anyone experienced this and would be willing to share recommendations?

(I've never had an eviction yet and was devastated to find out that the process to get money owed is even worse and the collections teams take 40% if they recover).

Thank you for your advice!!

@Joseph Liu I just furnished my Lake Norman home with Toni Escuder with Guested.  She is super responsive, thorough, has a PM SW that allows you to watch the process and interact with the design through implementation modeling.  https://www.linkedin.com/in/to...

Good luck
