Hi everyone, I want to start rehabbing... but the cost of materials is 3 or 4x according to a contractor friend. Should I wait until the price of materials (and hopefully prices) go down? I fear of going over budget or losing money because of property prices and materials prices. Interested to hear thoughts!

Hi everyone,

I'm a new real estate investor in the Philly area looking at potentially getting my license to have MLS access. I have a full time job so I am not looking to be an agent unless sought after by a friend or colleague.

What are the most investor friendly brokerages to join with low fees, hands-off, etc.

I looked at around 10 properties on Zillow and the spreads are quite large. Is this normal? Should you bid lower on multi family properties compared to other style homes like SFHs or condos?

Hi everyone,

I am looking to purchase my first home with the intention to house hack. I've been researching the Philly market for months and am looking to pull the trigger. I have my eyes on a property in Olde Kensington about a 10 minute walk away from the fox school of business building. It's a good deal, but I am worried about the supply levels for housing... 

Come May / June 1, will I be able to get this house rented out? There are  so many ads on craigslist right now in the area mostly from the new development. Planning to rent out by the room at 600 - 650 and be a live - in landlord.
