Don't forget common areas such as hallways and foyers will also need to be deleaded if you decide to go that route. Somewhere close to 80% of small multifamily in the northeast still has lead.

If you're not doing major electrical and plumbing I say no more than 30k. Is this for rental or condo? Does it have hardwood floors? They can be refinished for about $1000 If rental this would be my strategy, Skim existing plaster walls, remove trim and drywall over any fake 70s walls. If drop ceilings just get the nice patterned drop tiles. Bathroom, if not hideous 70s colors just regrout and put nice vanity Kitchen, paint cabinets, butcher block top, new handles This list is mostly what I do for rentals and I usually spend well under 10k and they look great. I do my own work though.

I sacrificed by living with parents until 25 while saving and bought my first fourplex. I continue to sacrifice by living in one of my now 11 units instead of a single family. It's not all powdered milk though! I do have a 28' boat.

Doesn't specify that it has to be a licensed pest removal company every 4 months, can you do it yourself? Either way good reason for me to raise rent I will add this to a list of other state/ local/ insurance related costs for my renewal notices in the spring

What hurts Haverhill is that is geographically isolated, equidistant between 93 and 95 will likely forever limit its growth. Lawrence ironically has the best geographic location, but the worst element with potential for a huge upside in 10 or so years if they can drive out the gang element. Lowell seems more developed so less potential for upside

I wouldn't remove electric heat a renter would expect some sort of heat

I wouldn't even bother to insulate if electric heat, put on a wireless or landline thermostat and tell renters to turn on on their drive up and have a nice wood stove. Just make sure to have a good water shut down procedure

If you can't comp it neither can an appraiser / lender and they will likely lowball it. I'd still build it but I'd stay moderate builder grade

I believe water sub metering is illegal in ma. Won't cost you any extra to run the lines all separate in case the laws change. Also easier to shut down one apartment for work vs all 3.
