Hi Jon. Thanks a lot for helping

I know it will be varies from state to state. The addendum  I Post above is very standard in my state, every one is using it.so what I want to know is in the addendum, there is a lot check box that need to say Yes, or No. I just wonder if anyone in BP has done the Contract for Deed before and wonder what box they checked when they in the deal as Buyer. 

So far I have the Late fee and Transfer restriction checked. wonder if I should check yes on any other box.

Hello BP. I am a buyer in this contract for deed Deal and will be using for Rental. And I have the contract for deed addendum I need to review and get back to seller for them to sign. Can you guy help and tell me what I need to check in addendum to give me some protection as buyer. Thanks

Thanks Dave for your explanation. That is really help me clear up some confusion that I had. 

I think my future investment have to have GRM of at least 10 or lower. The 2% or 50% rule doesn't work in my market. I may even look at other state like you mention above to help me get the number that make sense.

That is really good information Nancy Neville. Also I looked up on your website @nancy Neville , What are you selling ? is it a guide on how to use Quick book ? 

So if I am about to change over to use Quick book effectively, I should buy software from Amazon , then buy your guide to learn how to set it up. is that correct ? or

That is a lot money to put into and get a Neg cash flow properties. I would advise to look else where unless you are one of those people that have ton money in the bank. 

 If you want to do it long term and reach FI , then you have to make money when you buy the properties not when you sell it.

Hello BP 

Recently I wonder what criteria would make a duplex or Four plex , a good investment ? 

How much is good price for duplex, Four Plex ? how do you come up to that price ? 

What Cap Rate is consider good  ? why you think so ? 

Do you use 1% , 2%, or 50% rule on duplex four plex ? 

I live in Twin cities Minnesota and the price for Multi Family has gone up so much that I wonder if it is still worth investing or at what price point I should stop buying.
