I was just out in Phoenix for a second time checking out the market out there. Was there back in November. What neighborhoods are your SFHs in?

@Hannah Walker good luck with the off-market deal. It seems like the way to go here in the city if you're looking to buy. There are a few long time owners that are focused on selling to the little people instead of selling to the big players in the city. 

If you're interested in out-of-state strategy, I'm happy to share my approach. My partner and I researched a number of cities throughout the nation using info from sites like the bureau of labor statistics (https://www.bls.gov/) to observe population growth, labor force growth, median income, rent affordability, etc. We created a short list from our work and started flying out to these cities to meet other BP members and explore the market by foot. It was a great way to connect with others and hone in on our out-of-state strategy. There's a lot more details including us getting a 40 unit portfolio under contract out in Omaha but I won't bore the forum here.

@Eduardo Zepeda , like James mention if some of the partners will have a passive role you may have to form a syndication regulation D. I've heard of syndication attorneys having some creative alternatives depending on the number of partners you have on the team so you should consider checking in with one. Otherwise, when you get into terms like GP/LP, that sounds like a syndication to me.

Hey Hannah, I've thought about the same question living in a rent controlled $2000 1BR in Glen Park. At the current prices for homes it just doesn't make sense to own for me. I've been looking to invest in other states and have also looking into syndicating if buying a multifamily in SF.

@Eric James that's operating under a scarcity mentality though. We all have limited resources so why not help others by sharing a deal, contact, and knowledge? That's what I love about BP.

Hey everyone,

My partner @Jeffrey Almonte and I will be visiting Omaha 2 weeks from now and would love the opportunity to connect with you. We have plans to attend the local REIA meeting as well as @Collin Schwartz's monthly meetup. We're staying with a local investor in Benson and will spend our 4 days checking out the various neighborhoods, meeting with lenders, and connecting with our brokers.
