Cheers to number two @Ben Leybovich @Sam Grooms! Stoked that @Jeffrey Almonte and I were able to roll with you guys again!

Flew out to Phoenix twice at the beginning of the month and drove the neighborhood in the am and pm and it's a really nice area. Not even an up-and-coming street but an already there street.

I attended one of @Brenda Chen's meetup the other week and it great. There's another event tomorrow in South SF focused on women killing it in REI if anyone is interested. I know a few of us are going so looking forward to seeing you there.

If anyone wants to chat in city I'm happy to meet up during lunch break or after work. Recently did a deal with some other BPers so happy to share that when we chat =)

@Jemp Tolo welcome to the community. Fellow city dweller here but I don't nearly know the city as well as you do. I originally wanted to invest in the Bay but ended up going out-of-state. Recently closed on a 98-unit apartment in AZ. Although it's cash flowing the game plan is to multiply it as Nick mentioned.

If you're strictly looking for cash flow, you could take down a smaller multifamily in the city with all cash and it'd technically cash flow. That might not be the best use for the 1.3 considering there's no leverage from the banks, but what's 'best' is also subjective to your personal situation as Eduardo mentioned.

I recently closed on a property in Phoenix last month. I love that market so it's great to hear it's one of the places you're looking to focus on. Please let me know if you ever need any info/insight into Phoenix, I'd be happy to share why I chose that market while living here in San Francisco.

Interesting service, I like your thinking of helping these investors with the due diligence process. By the way, have you heard of RoofStock? I chatted with a few investors at a previous BP meetup in SF and they described a similar experience using them.
