@Mason Hickman

Hi Mason,

Thank you so much for reaching back out. That sounds like a great place to start, then as long as the terms are okay it should be a done deal. I suppose my question was to see how different variables effect the terms... For example if there was an interest rate of 5% vs 7% how much more that effects the numbers. Almost something like the Bigger Pockets calculators but with seller financing terms.

Have a great weekend Mason!

Hey William,

I just stumbled upon your post about Seller Financing Terms. I have the exact same question lol.

I was wondering if you had any luck finding a template so you could type in all the terms and it would tell you how much you are paying and all the important details for you, such as monthly payments and how much you would have paid at the end of the term. Not sure if I did the best job explaining it but I have not had any luck on here or Google yet so maybe that's might be the problem lol.

Would love some feedback. Thanks a lot and I hope you were able to get this one under contract!

Have a great day!

@Chris Levarek

Hey Chris!

Thank you so much for taking the time to answer my question. That is something that has been confusing me since I have started looking into this topic. That definitely makes more sense now that you say it like that. I will continue to look into the topic and see exactly how to proceed going forward but that definitely helps get things started.

Thanks again Chris!

@Chris Levarek

Hi Chris,
Hope all is well. Loved reading about your success in the North Carolina area and how you have been able to make a go of it over there. I am also an of of state investor an looking to get the process started!

I had a quick question if you would be so kind. I love the name "Valkere Investment Group" and was wondering how you structed it. First if it is an LLC or S or C Corp? But more importantly that, is not the business account that you use to acquire your properties is it? Because it is my understanding that you want to hold separate business accounts for different properties but then how does Valkere come into the picture? I have thought of an Investment Group name also but not exactly sure what to do with it next.

Thanks for your help Chris. I hope you have a wonderful day!

@Sean Toomey

Hi Sean!

Thank you very much for taking the time to respond to my post.

That sounds similar to what I have been thinking. This Long Island area is to expensive and out of my price range. Not to mention that I don't believe the cash flow would be good here regardless. That is what brings me to wanting to invest in out of state areas and find something that better aligns with my goals and visions. How did you finally decide to take the leap of faith and invest out of state? Were there any unforeseen challenges that you faced along the way? I would love to pick your brain and connect with you a bit more if you don't mind. Thank you again for your time Sean and I hope you have a wonderful day!

Such a great response, thank you David! Really eye opening for you to point out diversification - this is good to keep in mind especially as I continue to educate myself on what market will best suit me. I also love your comment about dating vs. being married to rentals, that is definitely a phrase I will keep with me and think of often as I go through this journey.

I really appreciate you taking the time to give me this advice. The power of BiggerPockets is unlimited and it's so great to have this community behind me for support, encouragement, and knowledge. Would love to keep in touch!

@Jeff He

Thank you for your continued answers. Just one last question if you don't mind.

How do you like being a landlord? Is it better or worse than you expected it to be having and managing tenants?
