How good of a deal it is will depend on how much your willing to deal with. Cash flow of 5k per month but is a full time job might not be as good as a deal as 500 in cash flow with your feet up

A Canadian investing in the US is a good podcast to start with. He brings on many experienced guests with a lot of good information and contacts in this area, can be a bit hard to listen to from time to time but generally good information.

Let them leave, repair the issues and turn the property with new tenants.

Don't let your repairs fall behind or you have these issues

Cash flow in BC and be challenging but anything is possible with the correct strategies and solutions. Lower mainland even more difficult with out funding or deep pockets. But again it can be done just get creative.

Hey guys and gals. I might be in over my head hear as a newbie but i have recently come across a mobile home park here in BC. Purchase price is very lucrative and the revenue seems legit. What i am trying to figure out is how to evaluate the deal in a real world like the BRRRR calculator or rent and hold etc.

Is there anything that  i should be paying close attention to? Things to look for, things to avoid?
