Hello BP, My wife’s sister-in law passed away last year after battling cancer for a year. She lived in Lemont, IL. Her will states that her money/ cash goes to her husband 30% and to her mother 70%. Instead of just giving them the money she wanted it to do legal way. She had about 100k saved. She and her husband (my brother-in law) had a condo which obviously he dumped it after her death since it’s way under water (owe like 235k, market value around 200k). She, also put her friend in charge of handling the will matters. So, this friend hired a lawyer for 5k ( at least initial payment) and the lawyer started all the legal process. My brother in-law now worries that bank will take all the money because they dumped the condo and mortgagor is legally cappable of simply taking the money from dead person’s account. I know that spouse or even children are responsible for any credit card or auto loans/ revolving debt. But I thought that in real estate house is the colateral and that’s the only thing bank will get because otherwise banks would always get their notes paid off when person dies. What do you guys think? Can you please advise?! Thank you!

Manolo D. Same thing kind of. My hourly rate is $40. This would be tub bath walls as I understood. I would charge daily for this job of $350/day if that’s all he’s got. But that’s me, I am sure you can find somebody who could do for $200/day or maybe even $5/sf. But the end result would be different.

Elena S thanks. I am interested in high end builders since they usually pay more for custom work. The production builders usually are very cheap and they tend to go with lower end flooring. Do you know of any names of custom builders out there? We will be also making a visit there in January mst likely to tread the waters for jobs and look to rent SFH. Do you think I need realtor to help me with the rental search andadvise on the areas or we could do it on our own?

Wilson Lee both books are great. I am in construction myself. However, some labor pricing is way off at least comparing them to Chicago market. Might be pretty similar to AL since J Scott is from Atlanta area. Otherwise, definately very informative and well organized. Easy read!

Drew Denham I am tile installer here in Chicago suburbs. I charge $8.5/sf for subway tile and $150 for tile niche. But I use mortar, not mastic to install tile. I also, prep the corners and the seems where durrock meets the tub with mesh and mortar and waterproof them. If you just want to slap the tiles on the wall you can so it yourself in probably a day. If you want to do it right it would take at leadt 3 days with grout. Again, if you only have the shower walls to be tiled, then I would probably charge per day which would be $350/ day. If that makes sense.

Marian Smith thanks. Will keep that in mind. Definately a possibility. Was this builder - Toll Brothers in Naples? Yes, I do use a good custom made kneepads ‘Proknee’. They are the best tool out of all I have:) Thanks for your advise, definately original!

Marian Smith sounds intresting. Can you elaborate on building the house for employees? Who will be the owner of that house?
