Mark, thank you for the quick response. The vacant land has no loans on it so that is not a problem and the replacement property will certainly be higher value. I am just wanting to capitalize on my profits. 

I am currently going under contract on the sale of a vacant piece of land and would like to defer my gains into a STR condo. Would this qualify as a like kind exchange? If so when would i need to specify to the title company and agents that this is my intent. I would not be doing a simultaneous exchange.

Any information on this would be greatly appreciated. I have reached out to a CPA nut will not get a chance to speak with them in detail until next week.

Great info above. 32206/08/09 areas will have higher turnover but on the flip side typically have a higher cash on cash return. With a good PM in place you could make any property function properly for an out of state investor.

Miramar will be tough to find a property under 200K. Very Nice area and the prices reflect that.

05 is a pretty good zip code in Jax. Stay away from anything near or west of cassat or right on I-10. If you find a property on the water side of Roosevelt except to get higher rents. This area is in high demand.
