Jacksonville neighborhoods for rental ROI

Hi, new home buyer (and eventual rental investor) here. 

Looking at buying a house ~$200k in the Mirarmar or San Jose area, live it in and fix it up for a couple years and then turn it in to a long term rental. 

Hoping to get BP's thoughts on these neighborhoods in Jacksonville. Or suggestions for better/best neighborhoods for rental cash flow/ROI?
