@Thomas Zidron Hey man! Definitely recommend getting around some fellow investors in the Richmond area. There’s definitely a lot of good people here that support one other. Deal finding can be competitive but they’re still out there so just have to stick with it. 1000% recommend attending Richmond RING which I’d say is the best meetup here where you get around 100ish people that attend with all levels of experience. Great group!

I also run a golf group with fellow investors here if you (or anyone else) golfs, let me know!

@Vishnu Reddy hey, if you’re looking for cashflow then Hopewell and Petersburg are your best bet. South Chesterfield and parts of South Richmond can be decent as well. This is where the rent to price ratio is a little better but with that can come a few more headaches. Northside, eastern Henrico prices have crept up a bit (like most places) but you can still get some cashflow if you buy right, possibly less headaches. You’re also going to arguably have a higher chance of appreciation compared to Petersburg and Hopewell

@Bryce Bedford local meetups are probably the best spot. Join some local facebook groups (ie rva off market real estate) and ask in there too

@Juan Feliciano hey man! Start attending meetups in the area (look in meetup.com) RING, Chesterfield REIA, Todd Millers Wholesaling Meetup are good places to start. Start learning how to identify if a property is a good deal or not by knowing numbers (ARV, rehab cost, max allowable offer, etc). Build up a team around you with a realtor, contractor, attorney, reliable lender. Don't stop networking.
