Post: 4 plex GC's in Tyler Tx

I'm looking to talk with a General Contractor in the Tyler/Kilgore, Tx area that builds 4 plex's.  I'm not interested in home builders as this project will be much more than they can handle.  A perfect fit would be a small commercial GC or a GC that builds smaller apartment buildings.

I have a question about brokers. I know that certain brokers hear about deals that others do not. A recent example is that I called a broker (not the main one that my partner uses) to ask about recent sales and what he's seeing in certain areas of a city. He proceeded to send me 5 deals that neither of us had seen and they'd been on the market for a few months. This raises the question, do I limit myself to just one broker per City to find deals? Or is it ok to have multiple brokers in one city to find deals? My only concern that is that they would all become discouraged from sending me deals.

This sort of happened to me when a broken limb fell and crushed my shed last year.  My neighbors tree limb broke and fell onto my property.  The way it was explained to me is as follows.  If the tree is on your property and the tree's limbs hang over the property line, it is not your responsibility to cut them as you would be crossing a property line.  Your neighbor is allowed/responsible to trim the tree back to the property line.  If your tree is in good health, you have no knowledge that it was unhealthy, and it damages an adjacent property; then it is not your issue.  I would contact an attorney to double check as I was told this by an Arborist in Austin. 

I've never seen an actual shipping container apartment like the one in your picture.  I was building in West U a few years back and saw a modular student housing project go up.  It's off Leon and 25th street.  Below is the link to the supplier of the building.  As far as price, it's roughly the same as stick framed (Austin Pricing).  Where you save in cost is the length of construction time.  The whole construction took 16 weeks!  You just complete the sitework/utilities/concrete and they set them with a crane.  Then you hook everything up.  I've always liked the idea along with pre-fab metal stud apartments.  They are built offsite and shipped in on flat beds.  Sorry for going into to much detail, I've been a commercial/multifamily GC for 13 years.  I've seen some really interesting things come across my desk.
