Hi BP community!  My business partner and I started a short term rental management company at the tail end of 2018 and are looking to connect with others who work in this space as sort of a mastermind to bounce ideas off of.  We've hired on full time VAs, part-time cold callers, account management and accounting.  All the stuff you don't learn how to do in a course but slowly figure out if you're building a full time business in this industry.  We're not looking to sell or promote anything.  We want to connect with others in this space who have at least 10 properties that would like to be a part of our monthly virtual meetup.  Please reach out if you're interested.

Hi investor community,

I have an opportunity to get around 20 apartments in a handful of smaller markets in Texas (Lubbock, College Station) and would like to list them as corporate rentals.  I have a few of them listed on Airbnb but am looking for ways to increase occupancy and revenue during the slower months.  Has anyone done something similar with their units and can you recommend listing sites for these smaller markets?  I've looked into CHBO and a few others but they seem to cater towards larger markets.

@Jeremy A. You can definitely do it yourself.  We offer a service for investors who don't want to deal with the listings, guest screening, guest management/interaction, coordinating cleaners and then rinsing and repeating.  A handful or our properties have come from mom and pop hosts that grew tired with the process because it was to hands on.  

We can also do this in any part of the country so if your property is out of state, it may be too much of a hassle depending on how much work you're looking to put into it.

Right on @John Underwood.  Do you run all of your units in the same area or are they spread out?  The hardest part we've run into when we break into new markets is finding good cleaners with referrals to back them up.

Hi investors - I run a short term rental management company that helps turn properties into Airbnbs.  I most recently switched up my business model of signing leases and started cohosting properties because it was less risky for the business and we've been able to help generate more cashflow for landlords.  While we could offer $100-$150 more per month in rent, we can often generate $250-$600 more in revenue by cohosting.  It also allows us to keep more cash on hand because we're acting more like a manager and less like a tenant (no deposit/first months rent).  Landlords who understand this model have made more with us and are great partners to work with because they understand revenue will sky rocket during high months and be lower during slower months.  It's still a hard sell for many landlords and they want a signed lease because that's the way they've always done things.

Are there landlords out there that have been approached by companies like mine, and would it take for you to get on board with a cohost model?  Would love to hear your thoughts and ideas.
