If you're looking to cut costs on a PM I would recommend using one for placing the tenant and then not having them manage monthly, I'm pretty sure some offer this option. I wouldn't want to do a tenant placement myself, certainly not yet unless I had a lot of properties to setup my own company for that, there seems to be a lot of potential liability there related to discrimination accusations, etc and I would prefer to not answer a bunch of questions as the owner, I would rather have someone else do that who is less attached to the property. PM's manage tons of properties and know how to deal with applicants, if they were asking me a bunch of questions there may be something I don't really know whether I should answer or not or how to answer and if I'm the owner I can't really tell them I don't know. The PM always has the out of saying they will talk to the owner and get back to them.

Once a tenant is in place it seems possible to have a good network of handymen, plumbers, etc that could do maintenance calls, it seems maintenance is really the main thing the tenant cares about while they're in a rental.

Single family homes is what drew me to OKC, it seems not ideal for multi-family to me as it seems there's a strong preference for single family homes, it's not a high density metro. I think the market has a lot of potential for growth overall though and the people are friendly and welcoming and I feel happy about doing business in OKC so I would say if you find a multi-family deal where the numbers work then go for it but just do your research.

State Farm seemed to have the best rates for a company I was familiar with, there was some new online one that was lower, forget the name, but I was a bit unsure about using them.

when investing I always look at school ratings, generally areas with good schools are lower crime, if you stick to those areas you're probably fine

the government response was the issue not the pandemic and we're too close to the election now for the government to try the crazy response, soonest another one of these events could happen then would be in 4 years for the next presidential election
