Greetings all,

I'm finding some good low cost, cash flowing properties in Ohio. Problem is, my usual lenders will not lend on these because their minimum loan is 100K.  Is there an option out there for conventional loans for buy and hold investors who want properties under 80K?

I should clarify - they were saying that because of my reduced income last year (wrote too much off) that I wouldn't qualify for another Freddie loan until I file next years taxe returns.

The issue I have with this is that 4 months ago I qualified for a freddie loan with the very same tax returns they are complaining about. Not only that, I recently refi'd three properties into a commercial loan under a c- corp (out of my personal name) and flipped a property, thereby majorly reducing my DTI ratio... Seems I would be even more attractive to Freddie now that thats the case... No?
