This will be a cash close, so 1st position lien is a good suggestion. I am bringing 50% of the purchase and rehab cost in OPM. (Hard money) We have put our offer in, waiting to hear from the seller.

We are looking to do a 50/50 split of the entire project. From acquisition to rehab to sale. 6 month project in and out.

HI All,

I may be partnering with someone on a SFR fix n flip. Whats the best way to structure this? I would be putting up 50% of the funds needed to buy and rehab. Guessing we should start an LLC and do 50/50 membership ?

Thanks Kevin. I'm thinking the cosmetic route is the way. Start with the exterior, then inquire about light work interior before raising rents... And then refi.

Considering a 4 plex that need work but has tenants in place. Looking for suggestions on what / how to rehab while leases are active in order to refi out of hard money?

Hello,

I am working with a HM lender in TX who funds 100% purchase and rehab costs (rehabs are repaid in draws.) They charge 1pt and 12%. I'm looking for similar (or better :) terms from a lender who lends in OH.
